Project overview

Two architecturally designed townhouses in Bayside

Accord Builders & Developers engaged DMS Floors to deliver the flooring package across two architecturally designed side-by-side townhouses in one of Bayside’s most sought-after locations. European oak floorboards were installed across all living areas, complemented by premium 60-ounce solution dyed nylon carpets to create a high-end finish throughout.

The project required careful coordination with multiple trades, with timber flooring installed not only to floors but also feature walls and four sets of staircases with custom square set nosings. Our team worked around delicate finished surfaces such as natural stone and Venetian plaster, while ensuring compatibility with underfloor slab heating systems.

Project scope

What was delivered

  • Installation of 450m² of engineered oak flooring across three levels and staircases
  • Subfloor preparation including diamond grinding of 410m² and 95 bags of self-levelling compound
  • 120 broadloom metres (439m²) of Feltex 60oz solution dyed nylon carpets across bedrooms and theatre spaces
  • Custom square set timber nosings installed across four staircases and mid-landings
  • Works completed within a tight 2-week programme while coordinating with other active projects
  • Materials selected based on design intent, performance and long-term durability
