Purpose-built student accommodation opposite Monash University

DMS Floors was engaged by AG Construct to deliver all flooring finishes for a purpose-built student accommodation development comprising 119 student rooms and associated common areas. Located directly opposite Monash University's Caulfield Campus, the project demanded durable, low-maintenance flooring solutions capable of withstanding high occupant turnover while maintaining a contemporary aesthetic.

The flooring package combined luxury vinyl plank flooring with feature carpet tile installations to create a practical yet visually engaging environment. With multiple trades operating concurrently across several levels, careful staging, coordination, and programme management were critical to achieving successful delivery within a compressed three-month construction timeframe.

Project scope

What was delivered

  • Installation of 2,100m² luxury vinyl plank flooring throughout accommodation areas using a dual-bond installation system
  • Installation of 855m² feature carpet tile flooring in five complementary colours with custom feature layouts and pattern configurations
  • Full subfloor preparation including 2,100m² concrete diamond grinding, levelling with Uzin NC162 self-levelling compound, and ramping with Uzin NC182 rapid-dry mortar
  • Acoustic underlay installation — 2,100m² Dunlop Advantage 3 rubber underlay beneath vinyl flooring systems
  • Staged installation across multiple levels coordinated with the builder's programme
  • Coordination of deliveries and material handling within an active construction environment across all levels

Outcome

The project was successfully delivered within the three-month construction programme, providing nearly 3,000m² of completed flooring across the development. Through proactive programme management, extensive subfloor remediation, and close coordination with site stakeholders, DMS Floors maintained construction momentum while delivering a durable, high-quality outcome suitable for long-term student accommodation use. The completed project enabled the builder to achieve handover before Christmas, allowing occupancy to commence in preparation for the following academic year.
