Nine bespoke apartments on the Yarra River

DMS Floors was engaged to deliver a high-end floor finish to this select group of nine bespoke apartments designed by Megowan Architectural and built by AG Construct. The brief was clear — classic flooring and colours with a modern touch — and the outcome speaks for itself.

Situated on the Yarra River in one of Melbourne's most prestigious postcodes, 91 Alexandra sets a new benchmark for residential flooring in luxury apartment developments. The project required careful planning and coordination with other trades, with flooring being one of the last finishes into the development — working around completed stone, tile, and painted surfaces to achieve a result of uncompromising quality.

Project scope

What was delivered

  • Installation of 807m² of Sunstar European Oak Flooring in colour Hastings using Monsta Tac 4-in-1 moisture barrier and acoustic rated adhesive
  • Subfloor preparation including diamond grinding of 807m² of concrete and self-levelling with Uzin 162 levelling compounds
  • 191 broadloom metres (699m²) of Victoria Carpets 100% pure wool loop pile — Elmview in colour Neptune
  • Carefully planned deliveries during early morning peak traffic conditions on a busy arterial with limited site access
  • Staged works aligned with a tight builder programme and challenging site access requirements
  • Materials selected based on design intent, performance, and quality — ensuring alignment with project specifications and end client expectations

How we managed complexity

Challenges
  • Tight programme with overlapping trades requiring entire floor surfaces to be kept clear
  • Subfloor inconsistencies from post-tension slab requiring additional preparation to meet Australian Standards
  • Limited site access with trades parking blocks away and deliveries on a busy arterial road

  • Continuously adjusted sequencing and labour to maintain programme and practical completion dates
  • Targeted subfloor preparation one apartment at a time with dedicated labour for this scope
  • Coordinated closely with builder and trades — efficient material handling to minimise double handling
Safety & quality

Our approach on site

  • Strict adherence to site-specific safety requirements and SWMS including silica dust management
  • Dust control and silica management practices implemented throughout all grinding and preparation works
  • Ongoing quality inspections by our project management team with progress photos and notes throughout installation
  • Full compliance with Australian Standards and builder specifications — zero defects at project completion
Outcome

The project was successfully delivered on time and to specification, with a high-quality finish achieved across all areas.
